Prepare a House to Sell Quickly

1 Get pricing advice from a Realtor. Realtors have tools to help them price your house properly. They can pull records that reveal the recent sale prices of similar homes in your area, and research list prices of homes currently on the market. Take your Realtor's recommendations and agree on a fair price to quickly sell the home.
2 Spend money on a home inspection to identify problems with the property. A potential buyer might hire a home inspector, and if problems exist, the buyer may pull out or request that you fix these problems before proceeding. Avoid a delayed sale by taking care of any necessary repairs before listing the home.
3 Improve the property's landscaping. An untidy or messy front or backyard can turn off buyers. Ensure the best first impression when buyers drive up by cutting the grass, pulling weeds, removing clutter from yards, bagging leaves and perhaps replacing shrubs and flowers.
4 Remove oversize furniture and clutter to add space to the property. The appearance of a tight or small space upon entering the home can quickly turn off a buyer and prevent a quick sell. Give the impression of a much larger space by moving large furniture to a storage unit, hanging mirrors and keeping rooms and closets clutter-free.
5 Bring in home decor to create a welcoming space. Apply neutral paint to the walls to add color, station a few vases with flowers on tables and shelves, hang window treatments and purchase a few pillows for the couch.
6 Check finances to see if you can afford any incentives. A buyer might consider bidding on your property if you offer incentives. If doable, suggest paying all or a percentage of the buyer's closing fees or purchase a home warranty for the buyer.
